Mortgages

FML Financial Management Limited is authorised by the Central Bank of Ireland under Regulation 30 of the European Union (Consumer Mortgage Credit Agreements) Regulations 2016 to engage in the business of being a Mortgage Intermediary/Mortgage Credit Intermediary. We are also also authorised under Section 116 of the Consumer Credit Act 1995 (as amended) (CCA).

Applying for a mortgage can be a very confusing exercise. All the various lenders have their own individual criteria and range of interest rates. FML Financial Management Ltd can help you make the best choice for you. We have the invaluable experience of dealing with all the major financial institutions on a day to day basis. Basically, we know who's hot and who's not!

First Time Buyers:

Do you wish to borrow the maximum amount possible based on your earnings or is the best rate on the market your top priority? Perhaps you wish to know which lenders provide Affordable Housing loans. Whatever your circumstances, we can take you from application through the entire process until you collect the keys of your first home. We do this in as simple and straightforward a manner as is possible. From our years of experience, we have built up a network of contacts with other professionals such as Engineers, Solicitors, Estate Agents, Accountants, Bankers etc. and these contacts are at your disposal should you so wish.

Remortgage/Movers/Equity Release:

As your personal circumstances change, so too may your mortgage requirements. You may need to move to a larger home for example or release equity for any number of reasons. You may need to refinance and consolidate your debts or you may wish to repay your mortgage early. In all these different scenarios, there are different choices and ramifications. We can advise you on all your options with all the lenders -  not just your current one.

Mortgage Review/Switchers:

Lending institutions are constantly amending their criteria and the interest rates on their suite of products. What may have been the best or only choice for you when you originally took out your mortgage, possibly no longer is. We would advise everyone to review their mortgage at least every 3 - 5 years and before the end of any fixed rate period. A review of your mortgage is a very simple process that will cost you nothing but a little of your time and it could save you tens of thousands of euro. If your best option is to remain with the product and lender you are with -  then - fastastic. You will know you still have the best product for you.

Residential/Commercial Investors:

We can also source finance for a wide variety of commercial properties, be you an investor or an owner occupier. Such properties include offices, pubs, industrial units, medical units, retail units etc.

Overseas Mortgages:

More and more Irish residents have a holiday home or investment property abroad. Through our alliances with various international banks and independent brokers, we can arrange finance on new or existing properties, almost anywhere in the world.

Lifetime Mortgages:

These enable those over 60 years of age to release some of the equity they have built up in their home. You retain 100% ownership and you can choose to make repayments or not. Funds can be used for virtually any purpose such as maintaining a certain standard of living or to meet an unexpected financial need. This type of product provides a very simple and practical solution for many but it doesn't suit everyone. We would advise that all options be explored, that you seek independent legal advise and that you consult with your family before making up your mind.
